The minimum is 5% of the purchase price for most loan products. However, with the Australian Government 5% Deposit Scheme (unlimited places as of October 2025), eligible first home buyers can buy with just 5% and avoid paying Lenders Mortgage Insurance (LMI). Below 5% is very difficult without a guarantor. Above 20% means no LMI at all.
The FHOG is a cash grant from your state government for eligible first home buyers purchasing a new build. Amounts vary: QLD & TAS $30,000, NSW & VIC $10,000, SA $15,000, WA & NT $10,000. Formerly called the First Home Guarantee, this federal scheme allows eligible first home buyers to purchase with as little as 5% deposit without paying Lenders Mortgage Insurance (LMI).
